  CRITERIA FOR APPLICATION ACCEPTANCE AND CONTINUED RESIDENCY  
1. Positive Credit: established credit with good payment history on Apartment Village's and Normandy Arms CBT report.
  - Denial: no credit, poor credit rating, bankruptcy or any falsification
2. Positive Employment: $15,000 minimum annual income
  - Denial: pending lay-off or employment termination, no verification or any falsification
3. Positive Residency: positive report of lease compliance, rental amount per month, good payment history.
  - Denial: poor payment history, eviction or requested move-out, complaints of noise or damage, unsuitable family composition or any falsification(Our occupancy code allows 4 persons in a two-bedroom apartment.)
 
A.
The application fee is $35.00 non-refundable (NR) for each person 18 years and older, unmarried or $35.00 (NR) per married couple. Each person 18 years or older living at Apartment Village must have his/her name on the lease.
 
B.
A Co-signer (Guarantor) may be an option if an applicant does not meet with the Positive Credit Criteria (No. 1) only. The applicant must meet the remaining Criteria (Nos. 2 and 3) in order to be approved for residency. The Cosigner must complete an application, pay the application fee and be fully approved by management.
 
C.
The Early Termination Policy applies to all circumstances: The Resident pays a $125.00 Administrative Fee and rent until apartment is re-rented. On a monthly basis, Apartment Village leases its vacant apartments first.
 
D.
A Security Deposit of $300.00 will be required upon move-in for each unit.
 
  POLICY FOR ROOMMATE RESIDENTS  
 
E. Should two or more persons share an apartment as roommates, the following criteria must be met:

  1. Each person must be financially capable of paying the per month base rent: $15,000.00 minimum annual income is required per person.
  2. Each person must have an acceptable credit rating and history.
  3. Each person must sign all documents and have a completed application on file.
  4. Each person must pay $35.00 application fee.
  5. Each person is responsible for the performance of the agreements per the lease and the rules and regulations.
  6. Should a roommate applicant not be able to meet the Positive Credit Criteria (No. 1) only, a co-signer would be required. The roommate must meet the remaining Criteria (Nos. 2 and 3) in order to be approved for residency. The co-signer must complete an application, pay the application fee and be fully approved by management.
  POLICY FOR PETS
1. No Dogs or Rabbits are allowed. Ferrets, Hamsters, etc. must be kept in cages not left to roam the apartments.  
2. There is a limit of two (2) pets per apartment and these pets must be approved by the Management in order for the pet(s) to reside in the apartment.
